Where’s the BEEF?

There is nothing I hate more than seeing agents waste their money and then complain about it. If you can't afford to do it right, then don't do it at all.

Every weekend while looking through the "For Sale by Owner" ads in the local paper, I see the same ads by different agents.

WHERE'S THE BEEF? Why would anyone call on this? What part of NE Portland, what style? Show them there is something different about you and your home you have
listed, make them have to call!

You see a little more expensive but it has some BEEF! A call to action, a reason to call!

  • Seller motivated
  • Seller willing to pay buyers closing costs
  • Private tour
  • Get a list of all homes for sale in NE Portland
  • Owner Financing

Notice I have given them a specific neighborhood, but left out some details about the home? Why? I know that if someone is looking in a specific area they will call my 1-800 # knowing they won't have to talk to a human. But, my 1-800 # will capture their name, address and telephone number, Then I can call them back and with proper scripts covert them in to a client. (As a bonus, because they called you, they are now off the Do-Not-
Call list for the next 90 days)

You see with the proper ad, you can go from zero calls to 50 potential new clients. If you provide the beef then your ad will be a value, not an expense.

Todd, You would think if someone was going to spend good money on a print ad they would at least put some thought behind it. Your ad is much more effective than the top one which is just a waste of space.

Todd:  Great example and if I'm forking out good money to advertise, you can bet that I'm going to have an ad that will get some attention.  I like the 800# idea.  I don't have that but I think it is something I should check into.

...Uh, how 'bout a rent price?  Security Deposit?  Pets?  Utilities?  Location in the city?

Chris - I'll try to help people, but if they want to keep spending the money, then I'll let them... I'll take their buyers when they run out of money and the buyer didn't call on their ads.

Mike - But, we see it everyday, usually from new agents that were told Newspaper Ads work, but no one told them what to write to get them to work.
