Recreational Land, Lots and Cabins Near Seligman, Arizona

I have been a real estate agent for over 7 years now. Back when I started, I decided that I wanted to specialize in selling land, expecially land in remote areas. I bought the domain PrescottsLandMan.com and proceed to use that website and the title of "Prescott's Land Man" in my advertising. I have been working to substantiate my claim to be "Prescott's Land Man." I have been successful in selling vacant land and I do dominate land sales in the remote area of Seligman, Arizona.

In the area South and West of Seligman, there are three developments in which I work:

  • Sierra Verde Ranch with over 1,800 lots of 36 acres or more
  • Shadow Rock Ranch with around 120 lots of 36 acres or more
  • Juniper Mountain Ranch with around 140 lots.

My other market position is that of being "Prescott's Map Man." Of course, being "Prescott's Land Man" also implies that I need to be good at finding properties and knowing the neighborhoods thoroughly. The areas I dominate are recreational properties where many buyers plan to camp at first and possibly build a cabin for use after retirement. Here is an example of one of the maps I made recently.

One of the main things that I like about this area is the checkerboard land use pattern. In this case the privately owned land, shown in yellow is "checkerboarded" with Arizona State Trust Land. This means that there is close to 50% undeveloped open space in the area. Each of the squares in the map are roughly one mile by one mile which is referred to as a section (~640 acres) of land. This map covers around 660 square-miles. I made another post that explains the background for the checkerboard land pattern. Almost all the roads in the area are dirt roads which is also a deterent to other agents to list there. See my listings on Google Maps.

Another reason that I like the area is that my work there takes me out of the office. I often see animals when I am there. Here is one of my favorite photos of the wild burros who live there. Wasn't it nice of them to pose for me?

The claim of my market positions of "Prescott's Land Man" and "Prescott's Map Man" strengthen my dominance of this market and allows me to serve both my Buyer and Seller clients well.

The largest development in the area is Sierra Verde Ranch. This development is around 1,800 lots each of which is 36 acres or more. There are CC&Rs for the ranch, but they are not very restrictive. Here are the most significant ones.

  • There is to be no commercial business conducted on any parcel.
  • Dues are presently $3.30 per acre per year and is primarily for road maintenance.
  • The area is open range, so cattle may occasionally cross onto your property. You cannot bill for grazing.
  • Individual parcels can be fenced, but an easement of 30 feet is to be left open around the perimeter.

The other two developments of Shadow Rock Ranch and Juniper Mountain Ranch are considerably smaller. Shadow Rock Ranch has around 120 lots and is seven sections of land. There is an association in Shadow Rock Ranch. The main restriction here is a size restriction of 10 acres minimum, thereby limiting the number of homes that can be built. Elevations in Shadow Rock Ranch run up to about 6,200 feet and much of the terrain is quite rugged and heavily treed with Juniper and Pinon Pine. Shadow Rock Ranch has a community well to serve water to the property owners. There is no "on-the-grid" electrical power here. The photo below shows Our Street as it winds around the namesake rock.

The third development is Juniper Mountain Ranch. There is no property owners association here. Most of the sections that are in Juniper Mountain Ranch lie along Anvil Rock Road which starts at I-40 Exit 109 and runs south from there. Anvil Rock Road is a road that is maintained by Yavapai County. The county has recently been paving Anvil Rock Road. About six miles are now paved -- the rest is dirt.

Yavapai County is in the process of naming the roads in the area. Google, Mapquest and the other mapping applications know nothing about these roads, so I do most of my navigation based on lot numbers.
