Buying a home can be stressful for even the most seasoned investor. But for owner occupants (especially first timers) the process can be nerve wracking. A wise agent understands to pay attention to the following tell tale indicators:
1) The sudden appearance of mystery relatives--You have never met Uncle George. Suddenly on day nine of the inspection period he shows up to offer his professional guidance. He is a high school band director after all...
2) An increase in call volume-- Buyers have many questions, rightfully so. But when the one call a day client starts dialing every other hour something is going on.
3) Blowing minor issues out of proportion-- I once had a buyer threaten to walk because the owner would not replace a torn window screen. Come to find out he/she was having issues with work and would soon lose his/her job. Always ask probing questions. Many time such minor concerns serve to screen the real issue.
4) A desire to tour other homes while under contract--Sometimes people will ask to see1-2 homes to reinforce their selection. When they send over a list of 5-7 homes to see tomorrow odds are there is a problem.
A big part of our job is to act as a calming influence. Don't minimize a client's concerns, but respond in a calm, timely manner.
