Buyer Tip - Make a Wise Buying Decision!

How Much Does That Home Cost?  

Savvy buyers should be concerned with how much a home will cost rather than get hung up on the price of the home.  It is easy for buyers to get hung up on the price of a home and deals are often lost over a few thousands of dollars.  There are many factors that will impact the actual cost of living in the home including a low interest rate that may change, changes in programs such as the recent changes in FHA loans and limited time programs such as First Time Buyer Assistance.  A knowledgeable Realtor and lender can figure the difference and the results may be surprising.   

Buyer Tip:  Before getting to the point of losing a home you really like and that works for you, ask your Realtor and/or lender to figure the difference in your monthly costs in perhaps paying another couple of thousand dollars plus more for the home and missing out on savings in loan costs.  

 

Now is the time to sharpen the pencil and check out all options!

 

Selecting the right lender is important.  You have likely selected your Realtor because you trust their experience and knowledge.  Seek their advise on finding the right lender to best serve you.

Hello Barbara,

I was talking to a buyer yesterday that wanted to "LOW BALL" a home to buy.

I told him that was'nt a good Idea. The Realtor wants to think your a serious buyer. With an offer too low, the Realtor might think your just out to steal a deal on a home. So be serious when you buy and make offers.

The good thing is he is pre approved for up to 200K.

Gita - I know of buyers who recently lost a home they really wanted over a $3,000 difference in the price.    Some one else got the home for the exact amount they could have paid.  Now there are singing the blues but it is too late.

Barbara, this is so important...i am still amazed at why buyers have and won't get pre-approved until they believe they have found the house they want to buy...to find out they can't afford it!! Set your expectations to the right level up front...good to put this out there.

Ginny - good point!  Knowing the true facts are always best.  I have seen buyers lose out on a home because of small difference in the price when it would mean only $10 - $20 more per month.
