Best Website Ever!

I am currently building a real estate website.  I am curious to see what others view as "must have" on a site.  Also, what is the best website you have been to (real estate or other)?  Do you think Flash is useful or distracting?  Finally, what is the best way to increase traffic to your site?  Thanks for the input.

I like websites that give information, listings, and have great pictures. I've always built my own pages and find that I'm missing some very important data. Having IDX or some other way of delivering accurate listings can only help.

Josh!  Good for you I am hoping to be able to build my own by the end of 2008 I am currently with Ihouse and they are good hosting site I have been very happy.  www.katiebythesea.com I know enough to change things around but I want to get into all the glitter!  Good Luck.  I don't like Flash (just my opinion).

A good mix of all of the above is what we're seeing people migrating to.  For example, build you site on a blog platform then add a flash header with nice photos, IDX, some static pages and widgets.  We call this a hybrid approach...

IDX is an absolute necessity.  I can't stand flash.  When I go to a website, I want information.  I don't want to hear a song and dance.  I don't want to have to search for 2 minutes to find what I'm looking for.  I want it there and big and obvious.

In no way am I an expert on websites, but I would suggest that you check out the sites of people in your area that are doing well for ideas.   If your company has a top list of best selling agents, then that is a great place to start.  I think your site should reflect you and what you represent.  For example, I am a regular person and want to make the real estate experience as simple as possible for my clients, so looking at my site people will see that I am not a "high-drama" person.  If they want high-drama, then they need someone else.  I don't do the flashing and beeping stuff.  My site shows lots of information, advice, facts and how to get in touch with me and I think of it as an information center.   But that's just my style and some folks might hate it.

I think it's important to have information on how the local market is doing and facts about the area.  Some people might not be ready to sell right now but they want to keep track of how the sales are doing.  Hope this helps!

Oh yeah, of course your local MLS so they can look at listings is a must.
