   Top sites to link your listing

For those of you who are the do it yourself types and do not wish to list with a real estate professional (which in most cases I do not recommend), and need some help in terms of locations to list your home, the following sites are excellent for coverage within the state of Utah and in general for national exposure.  The key to listing you home online is to know which online sites get the most hits.  Often you can get suckered into purchasing some package with some glossy web page, but then find out they have 1 or 2 listings in your state.  This will kill your homes exposure and is often a sign that you'll be wasting your advertising dollars.   The best place to be listed is through your local MLS, and that most of the time requires a licensed real estate agent to place your home with the MLS.  Their are exceptions, but you must be very careful that you follow the local MLS rules closely, and these MLS agreements often do not include help with the paperwork.  That's why I highly suggest that you work with someone who is licensed to sell real estate.  Most real estate agents don't like to admit it up front, but their commissions are negotiable and often they'll work out a deal on your homes listing if you promise to close on another house with them as your buyers agent!

http://www.forsalebyowner.com/ Different packages from $89.00 a month, to $899.00 dollar one time flat fee, forsalebyowner.com has been around for years, and is one of the most known for sale by owner sites in the country.

http://www.salebyowner.com/place-listing.php Different packages from $49.00 to $579.00, this company also includes a MLS listing with its highest priced package.

http://saltlakecity.oodle.military.com/ Free military classified site. Great site in Utah for those living in Davis/Weber County’s, Hill Air Force Base is one of Utah’s largest employers.

There are a number of local companies and agents that will provide one time fee MLS listings. There are also discount broker real estate company’s, like Help-U-Sell and Assist 2 sell, who will charge a flat fee, then list your home on the local MLS. If you have a small budget, KSL, Mytowne.com, and Craig’s list are a good first start. You may also want to spend the $50.00 and get a listing on Yahoo.
