Cows in a field

Sometimes we forget that everyday is rife with opportiunities. Remember, luck favors the prepared (and awake). In this market I tell my agents, and walk this talk myself, to look beyond the MLS for their next sale and for their next buyer. I'm not saying don't look at the MLS, that's where most of the properties have traditionally shown themselves and we can look into many cues that the MLS can give to find that good deal for our buyers and investors. But the real deals are made by "fishing upstream".

What does this mean? Go where everyone else isn't and find the deals BEFORE they become "public knowledge".

So here's one idea...put together an email, or flyer, or blog, or SOMETHING, just put it out there, that says some thing like this......

"Want to buy a house at 10-20% BELOW market value? Let me show you houses TODAY that fit your budget!"

Now, of course, you'll have to find those homes but right now, close your eyes, point....yeah! that one! The idea is to get those people who WANT to buy a house to call you......and believe me...those houses in this market are there to be found....

So how? We'll, gang....chime in!

Brad, to be successful in this market we have to be willing to do what others are not willing to do. We have to go over and above what everyone else does, if we want to set ourselves apart.

There alwaysthose hidden FSBO's, craigslist.org, many realtors and FSBO's go there. Ebay has some. Spreading the word ro people you know/neighbors is always good idea as well maybe someone is on the fence about selling, let them know you have a list of buyers and some of them may be interested in their house (neighborhood, town, whatever)....just get it out there. Some people have relatives who may be too old to live in their bigger house and if they hear someone wants their house, they may get the bug to sell.
