In my prior blog post, I set out on the goal of finding a new real estate office in the Temecula – Murrieta Valley, to hang my California Real Estate license. It has been two years since I have actively sold real estate – so it is important that I find the right office to help nurture me back onto the path of success in real estate.
I shared some general thoughts on what I am looking for, Now that I have visited my first office I know I need to get myself a little better organized – similar to the way a new homebuyer may get confused looking at a number of available homes on a Saturday, I can tell analyzing real estate office will get just as confusing.
So, its time to create a system. Similar to the homebuyer, I will do my best to only evaluate two at a time – one against the other. Just like I tell my buyers, when looking for Temecula – Murrieta real estate – just focus on the best of the two and throw everything else out.
In order to create my system, I need to build a checklist of important factors that I can keep straight.
In my new system, I will evaluate each office under 8 different criteria – on a scale of 1 to 10…with 10 being the best, of course. The 9 criteria are:
- ü Office Reputation
- ü Broker/Manager Competence
- ü Broker/Manager Personality – Compatibility with me
- ü Other Agents - What is their level of competence
- ü Office Environment – What is the general vibe of the office
- ü Marketing – What type of marketing does the office generate
- ü Market Share – how much of the market does the office command
- ü Training – Training is critical at every level of performance…there is always something to learn
- ü Commission Split – After all, I work for the money – Don’t you?
To round it out, so thee are a possible of 100 points that an office could earn, I have decided to give more weight to Training and double its value. You may owner why, but the truth is Training is by far the most critical aspect of success in Real Estate. Sure, good training is critical to a new agent entering the industry. Good training is important to me as I re-enter the market and want to bring my skills up to speed.
Good Training though never stops. I have known agents making a million dollars a year and more who constantly attend various types of training and have coaches keep them focused and on track.
There is nothing wrong with admitting that I don’t know everything.
