I'm on my way to Phoenix and I want to look at foreclosure homes in an hour or so!

 

Really?  You're  calling me and you want to look  at homes up to 140K and pay cash? Today?  Seriously folks I justPhoenix Bank Owned Homes for Sale got this call a few minutes ago.  I have no idea of who the lady is and I have no idea of what type of home they're looking for or if they even actually have the cash or can qualify.  Not to mention I've got back to back appointments all weekend long as does my partner.

 

I had a brief conversation with her regarding the fact that the Phoenix real estate market is hot. Any homes that are available under 150K will be sold within hours or days of hitting the market and they'll most likely have multiple bids.  I mentined the  importance of make an appointment in advance to map out a strategy for investing in Phoenix properties - with someone they trust.  They don't know me - I don't know them.  I asked how long they'd be in town to see if we could work them in sometime this weekend for a strategy planning session. She said....just in town today and on our way home tomorrow. Really?  Drive safely.

 

Calling at the last minute to look at homes in Phoenix because you
didn't find a home in Tucson yesterday.....what can I say?

Thanks John.  And.....I don't work with people I don't know.  Learned that valuable lesson many, many years ago from my first broker.

It's like some people think looking at homes is like walking into a retail store.  Not at all.  You can't just pop by and expect to see anything.

I know, Chris Ann, it's like they expect you're not doing anything at all with your time but expecting you to drop everything because they are so important!  I wonder if that thought comes because they are cash buyers?  Don't they know that over 50% of the sales right now are cash buyers?

Anna, I think you gave her the best advice at the end there.  I wonder if some folks assume we're all sitting  around waiting for the market to pick up.  I did see in an article yesterday that Phoenix is one of the top four progressing real estate markets.

Chris Ann - it was a bit odd. It was kind of like going up to the counter and saying I'd like #9, 13 and #24 please and I'd like it right now or faster.

Linda - yes most of our buyers are cash buyers this past year or so. Huge increase from the previous year. What stuck me wrong is who is driving through a town and calls an agent to show them foreclosures in an hour.  That's just not how we do business.

Roger. In one word NO. It was a fantasy call.  I forgot to ask her how she got my number- she wasn't referred by anyone.   That would have been different had they been referred and called ahead of schedule. As it is we've got back to back clients up till the Easter bunny comes!

Mike Phoenix is more than HOT. Prices are going up and inventory is very low - very low.

Anna, I agree with Mike.  I really believe that they think we are just sitting around waiting for the phone to ring.  They don't want to hear that this market is hot and often don't want our advice.  They are investors and know better then we do.  On the other hand there are so many uninformed buyers and no matter how hard you try to educate them, they still want to offer less then list price.  As you well know, you can't do that in this market.  There are some that listen and try so hard, yet still can't buy a house.  I feel for them.

Debora - yes it's interesting that somehow we're just waiting for the phone to ring. Not all of us - we're out their moving and shaking!  Clients that know and trust us believe us - and the ones that don't it only take loosing a bid or two to figure out we know what we're talking about.  Yes....it's tough for the 1st timers they must have true grit and a lot of patience.

EXCUSE ME? But there is protocol, like appts, safety precautions....etc,etc,etc .... Oh, BUT.... CAN U FORWARD THE BANK STATEMENT PROVING YOUR PROOF OF FUNDS???? Lolololololo ...seasoned agents know how to deal with the calls.... and it is common sense .... yep, keep driving.... Great story

Jeff - sure you betcha! And in our market it will be over list - with proof of funds in hand.  Who knew that some folks approach buying real estate like shopping at TJ MAXX!

Anna - Maybe you should put in a drive thru window at the office.   That way buyers like her can just pull up look at the "menu" of available homes and make an offer into the clowns head.   Then they pull up to the window and sign the contract.
