Westwood New Jersey saw One home closing in the popular town as the 2012 New Year real estate market begins.  The list to sale price differential hovered around the 90% mark.  This indicates that homes are both being priced to sell and selling within  10% of their asking price. The popularity of this town is still strong although the overall market prices are down.  Keeping in mind the number of homes to close this month verses last month was down and the average Sold price was down substantially from last month as well with the average sale price being $289,000 for the Hub of the Pascack Valley town of Westwood New Jersey.

Westwood NJ is amongst the 8 Pascack Valley towns of Bergen County New Jersey and it's thriving downtown business district has prompted it to be known as the "Hub" of the Pascack Valley.  This small community minded town is constantly changing to keep up with the times while maintaining that very desirable small town feel. 

The price differential for January was around 10% which was about the same as the previous month. The average days on the market was 70 for the month of January indicating that the Pascack Valley area market continues to hold it's own in these challenging times.  Homes are remaining on the market for less time this month.

When comparing the average sold price of $289,000 to this month's average list price, we must assume that the market is sliding despite the low number of sales.  But one must keep in mind that the Average Sold price is for smaller modest homes in the lower price ranges on up to the larger homes in the million dollar plus price range.  There are ultimately some fantastic opportunities in this popular town for every budget.
