How long do you schedule for showing a buyer a home?  When showing multiple home you have a tentative schedule that you set as your showing time.

I recently had a young man take over an hour looking over a home.  It wasn't new, it wasn't a costly home and it wasn't his first home purchase.  I had several homes selected to show him based on his criteria.  After viewing two homes I felt like I was going to be able to build a home before we could see the six on my list of showing appointments.  

I asked him, what are you thinking you are going to find by looking at these homes so closely?  I am looking to see if I can find reasons to buy them for a low price.  OK, "if you find one you like, then we can look at the market and work out the price to offer."  I scheduled 6 homes for us to see and calculated it would take 3.5 to 4 hours with travel and viewing each home.  At this rate we were going to struggle to see 6 homes in 8 hours!finding the right home http://www.flexitrealtygrandrapids.com

I also reviewed again that any home we make an offer on we can and should get a home inspection.  Today is see what fits your lifestyle and if you could live comfortably in any of these homes.  You are only going to buy one home let's not concern ourselves with the offering price right now let's find the right home!

I did learn he is very interested in buying a home immediately.  I also learned he was focusing on the purchase so much that he forgot his main goal, living.  He had let his goal of finding the right home to live in and had let price take over his thinking.  Once we discussed the reason he is buying he because much more relaxed and looked at the home buying process differently.

We can discuss with clients their goals, dreams and needs, but when their actions do not meet your discussions it may be time to have another discussion.  Clients change and so do their goals.  If you are working hard in the wrong direction the only think that will happen for you is, no sale.  The client will be unhappy and you will wonder what happened.

My client is still looking...we only have two more homes to see!

There are a few buyers who spend a lot of time in each home and when you leave the home you find out they are not interested at all. It is difficult to schedule showings for such buyers.

Hi Gary, that is why I want them to preview by doing a drive by first.  Then I ask them before scheduling times "are you a 5 minutes per home looker or 15?"  That sets an expectation if they know we have set a schedule.

Before the appointment you lay out the ground rules..20 minutes per home maximum because we have a tight schedule...we can come back to see the ones you need to examine closer.

Great advice for your Client. Find the home you want to live in and then have it inspected and offer a fair price.

I have a 4 Home limit per day for showings, after that it all runs together and they can't keep anything straight. We show occupies first and vacant last.

Hi Gita, after showing homes for years I have a pretty good method, but every now and again someone changes expectations or criteria.  Thanks for your comments Gita.

Hi Bob, sounds like a great plan.  I keep it light and make sure to cover all the issues before we start our quest for the perfect home.  Sometimes it changes when they actually start looking.  Thanks for the comments Bob.
