Property Management Software in the Cloud

Fellow Rainers.

We sometimes get asked from both owners and other fellow agents what software we use for managing our properties. We use Buildium currently but certainly did evaluate several other Software as a Service (SaaS) programs.

We chose Buildium for several reasons.

1. Its in the Cloud and you can log in and manage your properties from anywhere.
2. Its inexpensive costing around $1.00 per property per month
3. Its has decent ease of use. (would not say that its the easiest)
4. Good import and export capabilities
5. Ability to integrate a robust ACH program from ACHDirect that is cost effective
6. Tenant portals and accounts are a breeze to setup.
7. Owner portals and accounts are a breeze to setup.
8. Owner feedback has been positive especially around accessing there statements, documents, etc.
9. Fair amount of reminders for lease terminations, late payments,move ins,etc.
10. Support is timely
11. Several versions such as Landlord, Association and Property Manager
