As we approach the end of the first quarter of 2012, we thought it would be helpful to review the South Lake Tahoe, CA real estate market from the point of view of its various neighborhoods.
For this study lets look at the top three South Lake Tahoe, CA neighborhoods in the following categories, and below that is the source materials for the information herein.
Highest Median Sold Price :
The top three South Lake Tahoe, CA neighborhoods with the highest median sold price in the last 365-days are:
- The Tahoe Keys ($556,500)
- Montgomery Estates ($397,875)
- Heavenly Valley ($375,000)
Lowest Median Sold Price :
The top three South Lake Tahoe, CA neighborhoods with the highest median sold price in the last 365-days are:
- The Y Area ($150,000)
- Sierra Tract ($150,000)
- Meyers ($185,000)
Greatest Increase in Median Sold Value :
The top three South Lake Tahoe, CA neighborhoods that have seen the greatest median sold price increase in the last 365-days compared to last year are:
- Highland Woods ($33,800, or 10.6%)
- Black Bart ($15,000, or 5.9%)
- Stateline Area ($9,000, or 4.1%)
Greatest Decline in Median Sold Value :
The top three South Lake Tahoe, CA neighborhoods that have seen the greatest median sold price decline in the last 365-days compared to last year are:
- Country Club Estates (-$75,500, or -22.6%)
- Tahoe Paradise (-$57,200, or -27.1%)
- North Upper Truckee (-$39,500, or -16%)
Most Sales :
The top three South Lake Tahoe, CA neighborhoods with the most home sales in the last 365-days are:
- Bijou (72)
- North Upper Truckee (46)
- Sierra Tract (45)
Fewest Sales :
The top three South Lake Tahoe, CA neighborhoods with the least home sales in the last 365-days are:
- Highland Woods (7)
- Black Bart (10)
- Stateline Area (11)
Greatest Percentage of Sales :
The top three South Lake Tahoe, CA neighborhoods with the greatest percentage of home sales in 2011 compared to the number of homes in the neighborhood are:
- Tahoe Island Drive (5.9%)
- Black Bart (5.5%)
- Y Area (5.5%)
Most Distressed Sales :
The top three South Lake Tahoe, CA neighborhoods with the greatest number of distressed sales in the last 365-days are:
- Bijou (38 distressed sales out of 72 total sales, or 53%)
- Sierra Tract (34 distressed sales out of 45 total sales, or 76%)
- Y Area (20 distressed sales out of 27 total sales, or 74%)
Fewest Distressed Sales :
The top three South Lake Tahoe, CA neighborhoods with the least number of distressed sales in the last 365-days are:
- Highland Woods (2 distressed sales out of 7 total sales, or 29%)
- Stateline Area (4 distressed sales out of 11 total sales, or 36%)
- Black Bart (5 distressed sales out of 10 total sales, or 50%)
