Hi Eveyone,

Ok, I have made a few posts so far, but this is my first on topic post concerning Real Estate related matters. Today's topic will be a few valuable tips on SEO that everyone can do to improve your rankings and placement in Google... What this post will cover is 80% of what is required to get great placement on Google, Yahoo, and Bing.. I will also provide links to a few of my sites which I have employed these same techniques on so you can see first hand the results of what I am going to show you here. There are other aspects, but if you are looking for the most bang for your buck (ZERO BUCKS), then the 3 items I will cover in this post are the place to start.. I will personally guarantee you results, or your money back... Oh, I forgot, these tips are free... If you take 10 minutes ... Thats correct, 10 MINUTES. You can get results just like the one
shown in the image below. These are actual results for sites of mine, and I am sharing how you can get there.

Since we are talking about SEO here, I thought I had better include the following picture for reference.. All references I show are on page 1, not buried somewhere in the cloud.

#1 position in yahoo out of over 60 Million Sites!

OK, lets first examine your target keywords. Keywords are the words you want to be found by when someone does a search in Google. Keywords are vital because you might pick keywords that no-one ever searches, or keywords that bring the wrong visitors to your site. Make SURE you check your keywords at https://adwords.google.com/o/Targeting/Explorer?__u=1000000000&__c=1000000000&ideaRequestType=KEYWORD_IDEAS#search.none

When you check your keywords, make sure you check the "Exact" box in the match types box. Make sure the broad is not selected because the "Exact" will give you an accurate indication of actual search volume. When you hit search, use the "Local" searches column rather than the "Global" searches because the "Local" refers to US only. Global refers to "Worldwide"

Lets say for example that a given keyword combination gets 2000 searches a month, your actual click throughs will be considerably less than what is reported on the adwords keyword tool site. I actually have a chart that shows the click through rates for any given position in Google which if you email me, I will send it to you. I won't post it here, but will freely make this available to anyone who asks for it. We have tested this chart, and for given keywords on over 20 different sites of mine, our calculation of clickthroughs was less than 1% variation from what we estimated them to be over 30 days timeframe. How it equated was that one example was that we estimated clickthroughs and adsense returns on one of our websites for a 30 day period to be 2680 clickthroughts for one of our sites that was in position 4 in google for a given keyword combination, and that we would make $262.80 in adsense revenues for that site. Our actual numbers were 2612 clickthroughs, and $258.75 in adsense revenues, so I know that our data is very accurate. In fact, it is derived from Google statistics over thousands of sites.

Ok, enough of my rambling here... the data is what it is.. This post is here to help you all get better generic ranking results in Google, Yahoo, and Bing.., so onto the meat of this post...

Ok, in order of importance here is what you need to do. I am going to give an example set of keywords, and show you how I would optimize the site in Google.. The factors I cannot control are how old your domain name is, if your domain name has exact keywords in the name, and your external links and social network connections.

Ok, lets say you own a FSBO site in florida, and want to get to page 1 quickly.. You want to get there with the search "fsbo florida" (without quote marks of course).. Here is what I would do...

#1 --- EXTREMELY Important is your Title...  Make your title the following -- "FSBO Florida | Sell your florida home without a realtor" I know, you hate FSBO's... sorry folks this is our example :)

#2 --- Extremely important is your Meta Description... Make yours say "Fsbo Florida will help you sell your property fast and efficiently without spending alot of money" I know, you hate FSBO's ... sorry... you used your keywords first and then around 14 or 15 more words.

#3 --- VERY important is your Meta Keywords .... Make yours say "fsbo florida, for sale by owner, sell your property, homes for sale by owner"  I know, its not fancy but it will work.

#4 --- Very important .... Your content.. Try to use around 450 to 500 words and use your keyword combination at MOST 3 times spread out over the page.

The above will most likely get you to page 1 within about 30 days or less. (This has NEVER failed me unless the keywords were extremely competed for).. Climbing from position #6 or 8 to position 2 or 3 is more of a task. What I have explained above will put you on the radar. I have hundreds of sites that our NON SEO staff here has put on page 1 simply by following the guidelines outlined above for any given set of keywords. There are certainly exceptions to any rule, but SEO is really not rocket science. Over the next several weeks, I will share some more advanced topics here that could certainly help some of you to jump into much better visibility.

The example site above is #6 in Google out of 3.4 million sites.

I have used the same technique to put the following 3 sites in the top positions..

http://www.homesalesonline.net ranked #2 out of 1.4 Billion Sites in Google, Yahoo, and MSN for the search "home sales online" and ranked #16 out of 1.1 Million Sites.. This took about 2 weeks to get to this point.

http://www.mastersint.com ranked #1 in Yahoo and MSN out of over 58 Million sites for  the term "quality seo"

http://www.primedining.net ranked #1 out of 257 Million Sites in Google, Yahoo, and Bing for the search term "prime dining" it ranked #6 in Google, Yahoo, and MSN out of 9.2 million sites for "nationwide restaurants directory"

I had a friend disagree with me on the above points, so we did the following:

http://www.thelinkdoctor.com We registered a brand new domain name, put up a site with NO content, NO links, ONE IMAGE in the center of the page (it's a smiley face), and within 10 days my site was #6 in Google out of a HUGE 4.3 BILLION sites for the search term "the link doctor" If you look at this site, it breaks EVERY rule that all the SEO's will quote you. It is not my best recommendation, but clearly shows that what I am telling you above is 100% correct... I wouldn't recommend this to you for your site, but it does prove the point.

Now onto a real example of a site that my customer is getting 50 orders a day (about a million dollars a month) from a site that I optimized using the above techniques. I did not write that site, but it's working for my customer. Take a look at the stats for this site at the following link, http://50.58.198.17/awstats/awstats.pl?month=03&year=2012&output=keyphrases&config=necycle.com&framename=index and then click on "Search Keyphrases" link on the left side of the page and do the math yourself... This example shows how we started with 1 set of keywords, and are now taking in traffic for over 8000 different keyword phrases.

I am not trying to represent myself as the best SEO on the face of the world here, just trying to share some great tips with you that will hopefully de-mystify seo and save you a ton of money in the process.
