The number one thing agents need in any market is exposure.  What is it? How do you get it? Well, we all know exposure as getting your name out into the public eye. How do you get it? That is the harder part.  There are many low cost ways to get exposure in marketing. 

First, you give your business card out to any and everyone that you meet.  You get to meet some nice people and you might get a client. Next, you create inexpensive door hangers that you can give to people that are in apartments or in your farm areas. You never know when someone is about ready to sell their house. You might be in luck.  Third, you create a website and go to sites such as Active Rain to increase your page count. This is extremely important, and it is absolutely vital to your increased success as an agent, since most people are going digital. Fourth, market toward expired and withdrawn listings.  The key here is to separate yourself out from the rest of the group. A direct mailer will very likely end up in the garbage, while a handwritten or seemingly handwritten mailer might get past the front door shuffle and actually be opened or read. There are numerous other things that people do for exposure.  What are some of the things that you do?

We have a large postcard for marketing to expireds and fsbo's - but what's interesting is a handwritten sentence or 2 added to the card does get more response than just the card!

It does make a difference. People want things directed towards them, personally.  Not just part of a pre-printed flyer.

Sometimes I think my style is a bit to different from the agents in the area. But, reading what you folks have to say about the "personal touch" makes me want to persevere.

Thanks for your comment D'Adrea. It is really weird that many companies in my area do not have agent caravans. Over the summer when I went to the Modesto Marketing Meeting caravans I networked with many of the top agents in the city and learned a lot from them on selling houses, especially staging.

We go on the caravans in our office too.  I must say I look forward to them because it allows me to become more familiar with the large area we live in.  You know there are housing areas springing up everywhere.  Our town has a large military base so housing must always be available for those transitioning.

That is very true. People have different needs in each community and it helps to know what inventory is out there.

Helping clients say "Hello" to a "Good-Buy"....

I ask everyone to pass along my card to someone they know who wants to buy/sell.  I have contacts with several businesses who allow me to keep a stack of business cards in full view to their clients. 

I strive to get referrals from past clients.  If a potential client tells me they were referred by a past client, I make sure that past client gets a "thank you" something from me.  After only 1 1/2 years in this career, I already have past clients coming back to me for additional purchases/sales.

This applies to loan officers just as much as it does to agents!  A lot of them are leaving the business.
