Looks like a great market, you have just over 4 months of inventory, we call that a 'seller's market'.

Here in Cape Coral, FL we have well over a year of inventory making this a great 'buyer's market'.

Susan - it always amazes me how different each market is. For us, we have quite a bit more inventory than we usually do at this time of year, so it's more of a balanced market right now. Thanks for your comments!

Carole - it's more of a balanced market for us, not favoring either side at this point. But it IS a rather stable one comparatively. The boat is fueled up and ready to go whenever you are!

Sounds like you are in a great market.  The prices are a little lower than we are used to in Hawaii, but the properties are still moving.

Randy - it IS a great market, compared to many others. Very little seasonality, constant influx with the Navy, beautiful scenery....if we could just stop the rain!

My agent shows me pages from the mls book (October 06) which show 6 yr highs in inventories..., only 6 offers on nearly 180 properties on Bainbridge Island, and under 100 offers made on nearly 1700 residential properties in Kitsap Co.

What's real?  NO agents that I talk to speak of "balanced" markets any more.

Bim, thanks for your comments. There is a significant difference between the Bainbridge market and the rest of Kitsap County. Markets can shift dramtically in a very short period of time. Here on the Kitsap Peninsula, things cooled rather quickly towards the end of summer and on into the Winter months, but have now started to pick up. I would consider our market here to be a "balanced" market. Rates are low, inventory selection is good, Sellers are motivated, lots of Buyers, etc.. Please let me know if you want any additional data.
