The USDA financing program is not common because of guidelines for location of the property and income guidelines but if you are among the fortunate ones to qualify for the program and can find a property that qualifies , this is a great program. The property should be located in a rural area as defined by USDA.

 

Here are tips for buying a home with 100% financing using USDA financing :

Go to the USDA web site and first see if you meet the income eligibilty guidelines.

Then get prequalified by a lender who is familiar with this financing option.

Then look at the map for the state where you want to buy and see what areas are eligible. 

Interview agents and choose one agent .

Work with a Buyer agent who can show you homes in the area and always check to see if the property quailfies by checking the link below. You write the address, and it will show whether it is eligible or not.

We have certain areas that allow USDA financing here.  It's a great way for first time home buyers to buy a home.

The main thing is explaining to the buyer that they still need funds to close, even with a 100% loan there are closing costs.
