Hopefully in the next few days I will be purchasing a Central Florida house that I intend to buy, fix up, and then put back on the market and re-sell to an owner-occupant buyer.  I haven't done much of this in the last 18 months because of poor market conditions, but now that in my opinion the market is close to bottoming out I plan on getting back into it.  As I have stated in several previous blogs, good deals abound right now.  Investors need to be taking advantage of this time and not sitting on the sidelines watching and waiting.

I am going to go into detail about my rehab on this blog for the next few weeks in order to help my fellow Realtors and investors see the entire flip transaction from one end to the other.  I can't give out the street address and detailed numbers on the transaction until we actually close, but by the end of the week the house should be mine.  I hope this to be a learning process for anyone that chooses to read along and share their comments while I do this house flip during this crazy market.

Hey Rob, can't wait to read the details of your flip. My colleague and I have been trying to find a property here in NJ to attempt our first flip. Those are the only properties that have multiple offers on them and we have narrowly missed out on 3 so far and not been close on a few others. While we're anxious to get started, we're also determined not to get caught up in over bidding on any property. We're waiting to hear on 2 more this week and hopefully we'll hit on one. So anyway, I'll be watching your blog to pick up some helpful tips. All the best, keep us posted!

Vicky - Thanks.  This this is the first time I have posted anything like this from start to finish.

Pat - If you listened to our media, you would never think the market is turning.  I base this more on my own statistical research and market knowledge.  Hopefully I am right.

Jim - One tip is to target properties that are not listed.  Listed properties tend to go with multiple offers. FSBOs seldom do and often sell underpriced.

Hi, Rob,

Interesting post!  I thought the cheerleader was a good "picture" for the flip idea.  Ironically, my daughter also graduated from UCF (2005), BS Hospitality Mgmt, and she is the conference concierge at the Ritz Carlton Grande Lakes in Orlando... and she was a cheerleader!  Have you read the new book, FLIP?  I think you would like it.
