If you are anything like most real estate agents in the country, you have probably at one point or another looked into or used a lead generation service to supplement your lack of business. Then after 6 months or a year of paying hundreds if not thousands of dollars into these programs, you take a step back and realize you have been throwing away your money. They do not provide the results you expect for the money you are paying and you are left in the same place you were before you wasted all of your money. They will offer general information about real estate and values on homes for clients and in the process they record all of the clients personal information... and guess what... there is your $100 dollar lead. People who are not even interested in being contacted by an agent are now getting calls from agents looking to help them buy or sell their home. It is a waste of money and time and anyone who has used them knows better the second time around. Some of the companies go so far as to actually produce made up leads with names such as, "mickey mouse." UNBELIEVABLE.... but true! Finally, there is a company out there looking to do what the others could not. EPERKS has a hot concept on their hands and they are running with it. They are offering and advertising to give cash back to the clients when they close a deal with an agent they find on EPERKS, not money towards closing costs, but actual CASH! They take a referral fee when the deal closes and give back the majority of the fee to the client to do anything they want with. When you join there program you are given your own profile that the clients can use to contact you and you can edit it in many different ways, (ex. photos, contact info, listings, links, biographies, client feedback, etc.) All you have to do is pick the area that you would like to be a representative for and choose which way you would like to represent yourself. They currently have 3 types of programs...1) you are listed on an unlimited amount of zip codes, but you are one of up to 10 agents in each zip code. In this program you are competing with other agents for the clients phone call or email to you. You can compete by paying higher referral fees and therefore giving more money back to the client or by offering your own incentives. 2) you are listed in at least 3 zip codes and you are at a semi-exclusive level where you are limiting the competition to 3 agents at the most. Same deal as the first program but less competition. 3) You can be an exclusive agent in any zip code and be the only person for the clients to contact in that area. This is the one that most agents go for, and for a good reason...why share business with your competition in the area. In any event you are simply putting yourself in a position to be contacted by clients...WHEN THEY ARE READY TO BUY OR SELL! No more cold calling, No more chasing leads, LET THE CLIENTS CALL YOU! Of course all three programs work on a heirarchy, soo if you are in at the 1st level and someone takes it at level 2 or 3, you will be bumped out. Eventually every zip code will be sold out on the exclusive level, some areas of the nation are already there! I have tried many different lead sites with the same feelings that you have, I will try eperks and see if I like their model any better.

It also should be said that in many states, the cash back incentives are still illegal..... Eperks is telling you to become an discounted broker. Don't waste your money.

Wow, now here's a company to avoid. I found an ad on Craigslist for real estate Broker help. I know I should have known better, but I want to share this with you so none of you make the same mistake. Now luckily I didn't spend any money with them, and I did file a complaint with the FTC for violating laws regarding my request to be unsubscribed from further emails. Now I already have a problem with companies trying to sell real estate leads to me and their vague ad on Craigslist did not say that was what they were offering. So what I want to do here is put up some screen shots of emails that were sent back and forth between myself and their Compliance Director. I would say that the eperks dot com should be avoided at all costs. So I will start here with my first email to them..... click above link to continue reading

The problem with most of the lead generation companies is they have either false claims, or the leads are just bad. Selling leads with the following, are bad leads:

  • Non-Exclusive. Sending leads to 2+ people.. creates competition and the leads gets over-saturated.
  • Not Fresh - Selling someone a lead a week later at $45.00, is blatantly wrong.
  • Sending out a lead with no phone number or no email address. Umm.. how are they contacted?

It's amazing to me how many lead generation companies do this... and I don't understand how they are still in business? With the company I work for all leads are Exclusive, Fresh, Scrubbed, Matched to Free411.com and all are phone and email contactable. Been in business for 7 years now. Excellent rating with the BBB. I'm curious how many other programs have this good of a standing?

The hardest part for us to sell these fresh, scrubbed, exclusive leads... is quite honestly getting through bad past experiences with bad lead companies.

Definitely as a Realtor you need your due diligence. Signing up with a company that is less than a few years old, with no references... is pretty scary.

I have had some success with online lead generation, but the cost is hardly worth it. I get a lot of junk, the best being a lead by the name of Spam Spam. I have closed a couple of deals using the service, but it is barley going to break even in the end with the price I pay. As far as paying a portion of the comission back, it is illegal in NC to pay a comission to anyone but a licensed broker. However, USAA and a few others seem to manage their way around the system. Drives me nuts! I wish we could do away with that group. Anyway, best of luck with your experience. I have the best lead generation possible for my area. I go out and meet people every day and discuss real estate always. I am not a secret agent. Don't lose your shirt, call Broker Bert!

Lead generation is extremely important. As realtors and investors we generate a lot of leads and not all of them we are able to help. So what I do is I sell my leads for cash. There is quite a bit industries that want your leads. I personally average around $200-180.00 per lead. I do not sell my leads to more than 1 person in each industry. I will try eperks. I have tried others and they are a joke. I called hundreds of people and the common response was, "Where did you get my number" or "I only wanted to see what was out there and I had to fill in my info to get to look". It made me feel rejected or unprofessional, so this may be the alternative that I have been looking for.
