Buying northeast Houston, Humble, and Atascocita, TX real estate involves closing the transaction with either a title company or an attorney.  In closing the transaction the seller generally pays for the title insurance policy insuring that the title being transferred to the buyer is good.  In cases of purchasing new construction, the buyer is in most cases responsible for purchasing the title insurance policy.  In some cases when purchasing new construction, the builder will pay for the title insurance policy at closing if the buyer uses the builder's preferred lender as a buyer's incentive. 

How much is the title insurance policy?  The great thing about the title insurance policy is that it is a set dollar amount regulated by the state.  So no matter where you close, the title insurance policy is going to be the same amount. 

Here is the premium calculations for title insurance effective February 1, 2007 in Texas.

The premium shall be calculated as follows for policies in excess of $100,000:
1) For policies of $100,001 - $1,000,000

• Subtract $100,000 from policy amount.
• Multiply result by $.00534 and round to nearest whole dollar.
• Add $843 to the previous result.

2) For policies of $1,000,001 - $5,000,000

• Subtract $1,000,000 from policy amount.
• Multiply result by $.00439 and round to nearest whole dollar.
• Add $5,469 to previous result.

3) For policies of $5,000,001 - $15,000,000

• Subtract $5,000,000 from policy amount.
• Multiply result by $.00362 and round to nearest whole dollar.
• Add $23,209 to previous result.

 4) For policies of $15,000,001 - $25,000,000

• Subtract $15,000,000 from policy amount.
• Multiply result by $.00257 and round to the nearest whole dollar.
• Add $59,409 to previous result.

 5) For polices in excess of $25,000,000

• Subtract $25,000,000 from policy amount.
• Multiply previous result by $.00154 and round to nearest whole dollar.
• Add $85,109 to previous result.
