 I used this this week and got a call back for an interview. Wish me luck.

Script #1

"Hi, this is (your name) with (your company name). I see that you're trying to sell you home on your own.

"Before you hit the delete button on this message I just wanted you to know that I'm a full time REALTOR who lists and sells homes in your neighborhood and I would like to help you reach your goals in selling your home.

"If there's anything I can do to help you please call me on my cell phone at 000-000-0000. I'm not a pushy salesperson...we'll just talk and see if there's anything I can do to help you reach your goals. Again my cell phone number is 000-000-0000. Take care and have a wonderful day."

Script #2

"Hi, this is (your name) with (your company name). I may have good news for you.

"I'm working with clients right now who have an interest in purchasing a home in a neighborhood like yours.

"My question is would you consider paying a 3% commission (instead of the normal 6% listing fee) if I brought you a buyer that would give you a full-price offer?

"If you have any interest please give me a call on my cell phone at 000-000-0000. Again my number is 000-000-0000. Take care and have a wonderful day!"

Script #3

"Hi, this is (your name) with (your company name). I just wanted to call and see if you've thought about the idea of paying a commission for a full-price buyer.

"I'm working with some new clients right now who are interested in purchasing a home in a neighborhood like yours.

"If you have an interest, call me on my cell phone at 000-000-0000. Again my number is 000-000-0000. Take care and have a wonderful day!"

Once again, the beauty of leaving messages on a FSBO's answering machine is that it's a completely rejection-free method to 2-3 listings a month.

If you consistently use these scripts and follow up regularly... I think it's safe to say that you could easily add 2-3 listings to your inventory every month...month in, month out...consistent as the setting sun.

Genet - of the three I like number 1 best - other two sound like they are promising something (a buyer) which most FSBO won't believe you have anyway. Nothing beats going up to the door, knocking on it, having them open it up, introducing yourself, hearing what they have to say and then having a real conversation. If you took this approach you would land more FSBO's than you want.

I like the first script you use. I feel for me personally that works best. I constantly go after fsbos and so I do pretty good at getting the appointments but getting my conversion rate to go higher. So i'll try your script and let you know what my results were.

I like #1 best!  I think the others make the seller feel that I'm promising them no matter what a full price buyer.  Just my opinion!

I will print & reuse your words as I continue to keep it fresh as I approach fsbo's & (in some cases it could work for expireds, just tweeked a bit).  Great post.  Keep them coming!

Genet, I think you're spot on regarding consistency.  That is the key.  The thing about FSBO's is that Realtors are the last people they want to hear from.  You're kind of fighting an uphill battle from the get go.  I'm a big fan of offering them something for free up front.  It completely throws them off!  Don't even ask for the business.  Don't even elude to the fact that you want the listing.  Simple offer them something that may help them sell their property.  Use the free listing sites, Craigslist, Zillow, Trulia, Habitatboom, etc.  Many know of these but don't know how to use them effectively.  If you can offer them a call capture number or a video tour and link it to Google Video, they will be impressed.  Just let them know that your information will be attached to the any of these advertising mediums and that you will benefit in that way.  After that, follow up weekly.  After a week or two, you'll be friends with them.  You will be talking about little Jimmy's soccer game, etc.  Believe me, you'll be the first one they ask to list their home.

I believe in going to FSBO's doors right after I sit my own open house or after broker's Open.  Ask how was there Open House or Broker's and hear that it was not as successful as a proffessional Realtor's.

I agree with Rick - Must check the Do Not Call List first otherwise you open yourself up for a problem.  Best way I have found is just go to their home and talk with them.  Best time I have found is the day after they have had an Open House which was not successful for them - usually by then they are ready to talk with you.

I like your scripts Genet, I would make sure you actually do have potential buyers for their property however if you tell them that.  The owners I talk to say they think we are giving them a line when we tell them we MAY have a buyer for their home.  By calling them though you are doing more than most agents.  Good Luck.

Good scripts to base a conversation on.  I also have a letter that I send which outlines the benefits of using  a full service professional real estate agent.  I think it's important to show them the value we bring to the table.  Best of luck!

I agree about the first script being the best.  Scripts are so important to memorize and become such a part of you that it comes naturally.

I will try them out and see if I can convert a FIZZ BOW !

I like #1 the best, too, Genet.  It seems like a good conversation-starter, and that's the number 1 objective for the first FSBO call.  I have had success with a phone call and then an in-person preview of the home, so that I can begin to build a rapport with the seller.  Follow-up is key, and when the seller is tired of trying to do it alone, he or she will feel comfortable calling for help.

Genet,

I agree with most of the group; Door Knocking.  I assist agents daily in prospecting and when it comes to FSBO's I recommend to go out and visit them on open house day.  Right after you had your own I would rush over to the local FSBO and see how they did.  I usually have agents ask them questions that you know will make them feel the pain of going FSBO.  Lack of advertising, having to show at all times of the day, putting out signs, not being able to know the ins and outs of pre qualifying a good or great offer and knowing if it will go all the way through escrow.  How many offers have they have. How many offers had fell out of escrow.

During this time you can offer best practices for the FSBO and show what your company does for listings.  Very subtle but enough to get the point across to them on what they could utilize.  I feel it is imortant to remember that some FSBO's just don't have the equity to pay the commissions.  Then you will be going in to the Short sale blog.

This usually is the best approach.

You have some good scripts and if you use these often I'm sure you will have great success. Many FSBO sellers have many reasons why not to list with us but it is our job to give them reasons why they should. Good luck!

Thanks for sharing...but I would do away with or reword #2.  There should be no "normal" listing fee in an area.  If that is your OFFICE'S normal listing fee that would is different; however, you need to stress that it is your office's normal fee.
