I was recently showing some multi-family properties in Arizona City to a client of mine.  For those of you unfamiliar with its location, it is basically at the intersection of I-8 and I-10 between Phoenix and Tucson - also very close to Casa Grande.  It is a very small 'town' currently with the majority sandwiched within a couple of primary roads.

Now anytime I'm in a smaller or underdeveloped part of town, I find myself thinking back to one of Brian Brady's blogs....

....in an effort to ascertain whether the particular location fits into one of the categories Brian identified in his blog post.

In all honesty, I can't readily make the claim that Arizona City falls specifically into one of the six categories.  However, there has been mention in numerous articles of Phoenix-Tucson eventually becoming a "Megapolitan" area.  One from quite a few months ago that I recall is linked below

I would like to think that when/if the Phoenix-Tucson 'merger' occurs, the intersection of Interstates 10 and 8 will become a major, major hub.  And guess what sits at that intersection - oh yeah - Arizona City.

I think you're right Kaushik. All of those little towns -- AZ City, Toltec, Eloy -- are going to go nuts at some point. Look what happened to Maricopa (the town, not the county). And all those around teh I8/I10 junction are really in a better location than Maricopa.

Fully agreed.  Maricopa doesn't even have direct access to I-10 currently!  I believe there was some discussion about extending one of the roads further east to make this a reality, but not sure if that is in the works on or not!  Thanks for your comment,

Dee - To this point, I have only investigated multifamily properties in Arizona City.  Duplexes can be found in the 130k-190k range with total rents ranging from oh, 900$/mo to maybe 1500$/mo.  Fourplexes range from as little as ~ 280k to upwards of 500k.  Once again, rents vary from a floor of maybe 1800$/mo to ~ 3500$/mo???

As far as single family homes, I have not investigated this rental market yet.  But I can tell that brand new homes may be purchased for well below 150k.

I also read that article on the "Megapolitan".  I am really interested in watching the area grow.  What about Casa Grande, though?  It seems that it is in the center of everything.

Arizona City is right next to Casa Grande so if the 'Megapolitan' region comes to fruition - both will be at the heart.  Basically the I-10 / I-8 intersection would become the center of greater Phoenix/Tucson

You got it, Kaushik.  Arizona City fits the model.  Casa Grande is growing, Tucson is growing.  Arizona City is stuck in the middle.

It's pretty down there and close enough to two airports.

Sounds nice, my uncle has a house down in Tuscan that I've been to once. BEAUTIFUL!  Plus the Grand Canyon isn't too far....

I always get so tempted when I read these blogs, oooh, I should get a duplex in Arizona City.... so Apartments in Manhattan are still within my reach, wow Kitsap would be a great place to relocate,  Texas is so undervalued........ Maybe ActiveRain isn't the best reading material for me!

Jessica - the OBVIOUS, and ONLY solution is for you to buy vacation property in Arizona City, Manhattan, and Texas.  Kitsap - I'll leave up to you. :)  No seriously - continue reading AR as much as possible!  Take everything for what it is - potential information!  If a certain theme keeps popping up, well then maybe you take action on it...otherwise enjoy!
