People ask me constantly, how is the Buffalo Grove Real Estate Market Doing Today? 
As a business person, I look at the statistics on a quarterly basis. I give the truth about the current data.
Not yesterday's data, not tomorrow's data, but today's data. Not 6 months ago's data, not last Spring's data, but this winter's data.
In the past quarter , from October 1 until today, 37 units single family homes sold in Buffalo Grove, with an average price of $415,753. The average market time of these homes was 165.
Let's compare these numbers with the last quarter data from 2006.
In the last quarter of 2006, 38 homes sold, and that was the entire quarter not a portion, and the average sale price was $412,783. The average market time was 98 days much lower than the 165 from the year before.
Although the market times are much higher this year, the quantity of homes sold is comparable to the last quarter of 2006 and the average selling price in Buffalo Grove has increased. Yes I said increased! Isn't that a surprise from what the media is telling us?
Unfortunately for the sellers, the statistics indicate that it takes much longer for your house to sell. This is very frustrating, keeping it clean, etc. You need to make your home show perfectly each and everyday, because you never know when the potential buyer will be knocking on your door.
I recommend that you give yourself plenty of time for the home to sell. Even if you aren't planning to move until next August, I recommend that you put your home in early spring. You will get more for your home, when you aren't rushed or are in the position that you have to sell. One of my clients sold last year even though they weren't moving until next year. They said that the idea of selling for top dollar was very important to them. By putting the home on the market with time to spare, I marketed the home for top dollar, and in record time. With the price they received, they didn't mind that they had to do an intermediary move.

Nice post Judy. I just got back from a new home community in Inverness and the prices were just increased. (Obviously prices don't increase if it's a terrible market!) All Real Estate is local and thanks for pointing this out.
