If you know why a seller wants to sell then it just helps in negotiating a better offer.  The more motivated the seller then more you can use your negotiating skills.

Try to work these questions into the conversation to figure out how badly they want to sell:

  • Need more space?
  • Need less space?
  • Want to relocate?
  • Are unhappy with neighbors or the neighborhood?

 

It is possible to be able to negotiate to have the seller finance part of your purchase. You can explore the possibility if they:

  • Have lived the a long time
  • Owe little or nothing on the house
  • Are retiring

 

It is also possible to have more leverage in the negotiating process if :

  • Relocating involuntarily (Job Placement)
  • Changing marital status
  • Financial reasons
  • Health reasons
  • Death in the family

 

Just remember that a highly motivated seller MUST sell soon. The difficulties listed above will add more pressure to sell the house giving you the upper hand in the offer.

I always ask listing agents to tell me the seller's story -- why they are selling, how long they have lived there, etc., because it helps to sell the home to the buyer -- buyers like stories. Now, if they want to include the seller's motivation and give me more personal information, that's just fine and dandy with me. And they often do. Of course, they aren't supposed to and they are breaking their fiduciary responsibility to the seller, but lots of them don't know any better.
