When I first rent out a unit to tenants, I give them a refrigerator magnet that has my name, phone, and address on it.  I place it on the side of the fridge so that they will be able to call me, and have my address to send out rent.  Tenants rarely are able to find the lease copy I give them, and this technique reduces the calls to me, and increases the chance of spelling my name right on the check or money order.  I also include my handyman's number, and put the statement 'in case of an emergency, call 911'.

Jeff, that's a great idea that I'm going to use. My husband left a copy of the lease with the new tenant last month, with our NAME and mailing address. I went by the office one day to find a signed, blank check in my box! The tenant didn't know our name but remembered the company I worked for! LOL!

An interesting idea as they tend to use the I lost your number excuse all of the time.  Inexpensive also.   this is a very good idea indeed.

Treat them like a client. They will give you every excuse under the sun as to why they didn't contact you. But let something go bad in the apt.
