Not all houses that are for sale have a For Sale sign on their front lawn. If you are a home buyer looking in the neighborhood, you might pass right in front of your perfect house to buy... and not even know it! If you had a simple application on your phone, that could tell you the addresses, prices, number of bedrooms and bathrooms, lot sizes etc, of all the houses in the immediate area, you probably get the best deal, and be the first one to know.

Realtor.com offers this great tool for FREE! here is how it works, you activate the application on your phone, and the built-in GPS identifies your location and opens a map with a list of all homes available for sale and for rent within a mile of your location, whether they have a For Sale sign posted or not.

If you find a house that you like, you can drive up to it and take a look, in your phone, you can see pictures of the interior, and find out all the information that a home buyer will need. A simple touch of the screen dials the telephone number of the listing agent. If he/she is local, you might be able to set up an appointment on the spot!

This application provides instant access to over 4 million homes anywhere in the USA, and is available for iPhone, Android and Windows Phone 7. There are other real estate sites that also provide this information, but unlike Realtor.com, those sites hold a lot of properties that in some cases have sold months ago, if they pull a lot of calls for them. Realtor.com takes the data directly from the local MLS's and when a property goes pending, it gets removed from their data within hours, hence giving a more accurate and precise information.

Now, pull out your telephone and follow me: From an Android main screen go to "Applications" then find the "Market" folder. Click on the magnifier symbol (search button), type "Realtor" and click "install". Now, activate it and find out which of your neighbors are moving! and if they need a place to rent... show them how to install this simple application so they can find a place to rent via the site.

As a Professional Realtor, this makes my life easier too, because even while I am out with a buyer looking at houses, I can still pull out my phone at the last house and find out if there is a home in the area that just come out for sale while we were out of my office.

Antonio & Alexia,  This is a great technology.  I hope people don't think it means it is an open invitation to knock on the door and ask to see the property.  At some level I feel technologies like this, if not used correctly, may result in an invasion of one's privacy.  Unfortunately there isn't an app for common sense!  Will we see you in Livermore?  I hope so.

Norma. yes, indeed, I teach my clients how to download it and use it, I also teach people at the Open Houses, the more they know the better it is.

Gary,Today's gneration is far more advanced than we are, we are the ones that have to keep up with them!
