Little Elm Texas Real Estate Sales were up 72% in February 2012 over the same month last year with 81 homes selling this month compared to 45 sold this month last year! For the 2012, year to date, overall home sales were up 58% with 145 homes sold compared to 45 homes sold last year.

New listings were up -37% for the same period last year with 81 homes listed as compared to 119 listed this month last year. For the year 2012, overall home listings were up up -12% with 218 homes listed as compared to 119 homes listed last year. Listings under contract were up 25% with 84 homes listed compared to 57 homes listed this month last year. Listings under contract for all 2012 were up 52% with 188 homes listed as compared to 57 listed for all last year.

The median sales price of homes was up 3% to $178,187, as compared to $172,689 for this month last year. The overall year of 2012 median sales prices were up 4% to $179,504 as compared to $172,689 last year. Sellers received 93% of their asking price this month as compared to 92% this month last year. For the overall year of 2012 sellers received 94% of their asking as compared to 92% last year a 1% change from last year. The average days on the market until sold in was 103 days compared to 133 days for this month last year, -10% change. For the overall year of 2012 the average days on the market was 99 days compared to 133 days last year a -20% change.

The current supply of homes on the market was 255 homes down -46% as compared to 453 homes from the same period last year. This is 3.0 month supply of homes on the market down 42% as compared to 6.1 month supply from this month last year.
