New Yorkers lived in townhouses during the 19th Century. Single Family Townhouses and Mansions were made of Brownstone and Limestone. The Townhouse Market today is very desirable as single family homes and multi-family income producing rental buildings for investors.

 

Manhattan Townhouses | Market Report

Average townhouse pricing can be skewed each quarter due to the low number of transactions. East Side townhouse median price increased 5% from last quarter but declined 20% from a year ago, as there were no sales over $14 million in First Quarter 2012 versus five a year ago.

Median price on the West Side increased significantly by 30% from a year ago to $4.5 million due to sales concentrated above $4 million. West Side metrics are skewed from last quarter due to a much lower number of sales.

Median pricing Downtown fell from both last quarter and a year ago, by 15% and 13%, respectively, to $4.1 million. Uptown, townhouse median price remained even with a year ago but fell 6% from last quarter.

Currently there are approximately 250 single family and multi-family townhouses for sale in Manhattan ranging from $900,000 for a 3656 square foot, 4 story townhouse in the Hamiltion Heights section of Harlem to a 21,000 square foot 45'x89' 5 story single family townhouse on the Upper East Side asking $50,000,000.

At one time I thought I would enjoy living in a brownstone, they are magnificent.  The older I get, the less I want to deal with those multi-level situations.  Amazing how the stats fluctuate from one part of the City to another.  That's Manhattan!
