If you thought the Trumbull CT single family home sales in February were looking up, wait until you see March numbers!  

Home sales in Trumbull CT were UP a whopping 170% in March 2012 compared to the same period last year.

THEN, hold on....there's more....

List and selling prices INCREASED 11% and 12% respectively AND the median went UP as well -- 11%. 

Still MORE.....

Days on the market went DOWN 53%.  That's right.....53%!!

The sweet spot for sales in March 2012 was in the $400K-$500K range, with sales historically more centered in the $300K-$400K.  But the 300K-500K range is clearly where the action is.

The absorption trend, which shows the number of months it would take to sell the entire inventory at the same pace, came in at 7.63  months for the last three months.  Absorption for March was 6.41, moving into a balanced market.  (See first chart)

This absorption rate is calculated on all price points.  If you are selling your home, your agent should calculate the absorption rate trend for your price point to get a more accurate analysis.

March 2012 sales were the highest recorded since August 2011.  October - February graphically indicates a 'bottom'.

Barbara, now that is a positive market report, 170% that is amazing.  I don't think that I have seen an increase like that in sales before.
