A New Meaning to SHOT GUN
by John Occhi, Hemet REALTOR®

I was just reading some industry news on a topic that both fascinates and scares me simultaneously - mortgage fraud.

The ‘newest' trend is not new at all, it's just that there are some new players in the field.  The term is called ‘shot gunning' and the players are reportedly eastern Europeans or members of the infamous "Russian Mafia".

Apparently, shot gunning is the process of simultaneously closing on a number of loans at the same time, for the same home.  Supposedly, millions are being taken at once, giving the perpetrators more than enough money to live on very comfortably, in their native lands.

It seems like these guys are leaving the country the same day their multiple loans fund and close.  Often the money is wired directly off shore, making it impossible to recover.

The weakness in the system is that the Title companies don't talk to one another.  This will of course change, by forming a consortium of Title Companies in which applications for title searches are run through each other's systems. By doing this, the Title companies will be able to spot the multiple transactions before they fund, rather than after the fact.

Authorities claim, "It's the fraud of the year," says Paul Doman, director of Title Insurance Co.'s Lenders Advantage Equity Division. "They can pull in excess of a million dollars out of the home, enough so they can live a good life back wherever they came from."

Good post John, and informative. It is amazing how creative the criminal element is. Think of how much we could do with say, the world hunger problem, if all that creativity was re-channeled. Thanks for the info and the link.

Hi John.. this is a new one to me. thanks for the post.   I know of another little game they play, hhmm, maybe I can conjur up a post.   This is good info to pass along so everyone can be on their tippy toes.

I wonder about the appraisal. Multiple loans should either mean multiple appraisers or 1 real bad appraiser. BAD appraiser, BAD!.   That would be wierd to bump into another guy on an inspection,.. and doing the report for the same borrower.

Hey John, BTW, did you know there was this famous surfer named Mark Occhilupo. They used to call him Ochi. he was part fish or something. Can I call you Occhi?  It would make me feel like a knew a famous dude.  -you are famous, right? :))

Great post...

Chicago gangs have been tied to various real estate "white collar" crimes including:

"air loans"
"chunking"
"double sales"
"home improvement cons"
"flips"
"straw buyers"

Amazing how many industry professionals are unaware of these and other actions.
We all need to be proactive to protect our clients and the profession.

John - Jeez, it seems like every time we turn around, there's a new scam going on around us.  This one baffles me how it gets pulled off successfully.

Thanks for sharing!

Thank you so much for your post.  I had no idea that this was happening.  The more knowledge we have, the better we can watch out for ourselves.  It also proves that we as RE agents need to be inolved in every aspect of a transaction, including communicating with the mortgage broker.
