We listed a cute little ranch last year in South West Fort Wayne.  After our initial meeting with the sellers, we knew that we needed to list it at the top of the price range for that area because of how tight they were on what they owed.  The selling price wasn't unrealistic, but we knew it could take a little while to sell.  We all agreed and then put it on the market.  

We had a fair amount of showings, but no offers.  Not a huge surprise.  Then Agent X showed it.  She told us that her buyer was interested.  Then she showed it again.  Then again.  Three showings and she kept telling us they were interested...  but no offer yet.  

We were approaching the end of our contract with the sellers.  They were (as were we) a little frustrated with Agent X and all the showings with no offer in sight.  They were also ready to take the home off the market and just stay there for a few years.  I called Agent X and let her know our plans, and she begged us not to take it off the market yet, because her buyers were ready to make an offer.  

Finally!  We signed a 30 day extension with the sellers and Agent X took her buyers through there for the fourth time.  Yes.  Fourth.  Then she sent over the offer...  

I almost choked on my Cheerios when I saw it.  It was for approximately 60% of list price, and they wanted everything under the sun.  I called Agent X and asked her what she was thinking.  She tried to explain the reasoning behind this offer, but it came down to a stubborn buyer wanting the deal of the century.  

We countered at our rock bottom price, but it was nowhere near what this buyer was wanting.  It died quickly and we (mercifully) let the sellers get on with their lives.  

My last email to Agent X was...  Why even bother?  I didn't get a response.  I followed up with her a few months later to see if that buyer ended up buying and guess what?  He did the same thing to her on another home.  Sad and frustrating.

This is one of those times that agents need to remember that they don't have to work with everyone. It's not discrimination to fire clients for that type of behavior.

When someone calls saying they'll write an offer I always say the same thing - "what's their expectation?".  If the buyer isn't realistic then I can either set their expectations or those of my seller.  All we need is a range.

Oh, I just went through this very thing with one of my sellers.  We didn't wind up pulling it from the market and did sell it about a month later.  I contacted the other agent to see if her buyer was still out there and wanted to 'play ball' with us and bring us his highest and best.  No deal---she'd already written several Offers for the guy and still nothing had stuck.  I contacted the agent again after Closing and let her know what our sales price was so that she could share with her buyer that homes are selling in the 95 - 97% list to sales price range.  She informed me that it wouldn't help this guy--he had the rest of his life to find that 'deal of the century' and that she had, fortunately for her, fired him!!

Buyers need to realize that the 50% off deals no longer exist--anywhere!  If you want the property, make a reasonable Offer that a seller just can't turn down.

Such an unfortunate situation.  This has occurred more often as buyers are looking for the seller that is desperate to unload their house.  It's too bad that they end up wasting a lot of people's time and no one wins.  I too would have to fire that client.

Well, the title says it all ... 'why even bother'. The agent HAD to know that it was not going to be accepted. Sounds like the buyers you dealt with a few weeks/months ago that you blogged about. They insisted on writing some ridiculous offer 'just to see'.

Sounds like the buyer was one of those folks who sees himself as "a real wheeler-dealer."  You know the kind: "smarterr than the average bear" and always bragging about the deal he fenegled on his last home.  I bet he talked about how dumb his last realty agent was.

That was just toooo funny...

The agent really lost control when she let them waste her time showing them the property for the 3rd and 4th time...they were in control then and when she wrote the offer.  Real buyers do not need to see a property 4 times in order to make an offer.

Agent was just their slave...

Jared and Amanda ~ When I do the initial, sit down "Interview", I cover this topic briefly. I let potential Clients know that this is how I make my living and if they want to play ball with me they have to step into the Big League. I don't have time for the Little Leaguers and if they even consider making an offer, different than something in the range, I think was fair, then I will not work with them. Many understood, as will the many, that follow. I feel for you.

Of course if they are your clients you have to represent them, but really what a waste of time for everyone involved and such a disappointment for the seller's and you!

I think buyers play games and keep viewing the home over and over which they think will excite and weaken the seller. If you need to view a home more than twice, you should be writing an offer.

This can be frustrating for all parties.  Tough when you represent a buyer who will not listen to sound reasoning.  After a while you just have to fire such a client.
