I don't need a REALTOR - I am using a builder and he said I will get a better deal without you. Thanks anyway!
This story I have heard a couple of times; as have many Realtors. I never expect every deal or every client to get to the settlement table. Some clients you lose - then IT happens. IT happened yesterday...
(Phone rings) "Jim; oh my I am so sorry we lost touch. I meant to follow-up with you. You did such a nice job showing us homes; but you know this builder said he would work with us and since we met with him a week before we met you - he said you wouldn't get paid."
-"No problem. How are things going?"
"Oh my gosh - we are getting (insert explicative here). We have had our walk-though pushed back 4 times. We were supposed to move in months ago. Now they are selling units to new buyers at 38k LESS than what we are paying. Then there is the Interest rate their lender is charging us. If we don't use their Lender; they won't pay closing costs... and it's a mess... HELP!"
-"Not sure what I can do with this contract. I am not representing you. Have you called a lawyer?"
This Buyer quickly realized she should have had guidance from a Realtor; but now it too late. She didn't completely understand the contract, didn't see how 1-sided it was (protecting the builder for delays, etc - but NADA for the buyer).
Realtors can help in many ways when working with a Builder - buyers just don't think they will need the help. Sometimes they don't and everyone walks away happy. However, many times issues arise.
With no one to help "buffer" the emotions of the problems in the transaction or anyone to explain the pros AND cons of the contract; buyers are often left stuck.
This client stands to lose $10,000 if she walks away from the deal. She has no place to live in 2 weeks. Yeah - Merry Christmas!
I of course will find her a temporary solution to her housing need and we will evaluate if in fact she wants to walk on this deal.
One thing I know for certain - next time she WILL use a Realtor!
