Part of The Oceans in Daytona Beach Shores, this condominium building was completed in 1996 making it is one of the newest oceanfront buildings in The Oceans.
Amenities include outdoor oceanfront pool and a large indoor pool, which is perfect for the winter. Not that you can't swim here in winter, vacationers do swim, but 62F -68F is too cold for locals.
They also have sauna, decent size gym, Jacuzzi, Meeting/Social room... The building provides secured access, Association manager is on-site. The condominium property is in good shape physically and financially. Recently they have completed the resurfacing of both outdoor and indoor pools, installed new tile, made some other minor repairs and fixes.
Views from the units are to die for. Every unit has ocean view, and many also have a gorgeous view of the Intracoastal. 2 bedroom units start from 1,450 sf. They are larger than in majority of units in other condo buildings in The Oceans.
Association dues are $526 a month. The arrangement isthe same as in Oceans Six. The Association dues are the same whether it is a three- or two-bedroom unit. 2 pets with combined weight of not more than 20 lb are allowed. Minimum rental is 3 months.
Oceans Eight, like all 15 buildings in the Oceans Complex, enjoy excellent location. Steps to the Shopping Plaza with the Publix Supermarket, Bank of America, Walgreens... It is a rare location in the Daytona areawhere you can live without a car. And, of course, our gorgeous breathtaking beach and the ocean.
In 2011 there were 5 units sold. In 2012 in the first quarter only there are already 5 units sold, and there are 5 more pending and contingent. The level of activity is very high, and the listing prices are higher than they were just 2 – 3 months ago.
Below is the list of units sold in 2011 and 2012.
Note that the sold prices for 2011 vs asking prices were a bit over 10% less. And look at sold units in 2012, and the difference is only about 5%. This is just another sign of improving market.
