Everybody knows that short sales appeal to a limited number of home buyers. That's because not every single home buyer is a good candidate for a short sale. If more buyer's agents would realize that little fact, they'd be more productive and they could stop banging their heads back and forth in the door way just so they could get relief when they stopped.

Some buyers make lousy short sale buyers. Because they don't want to wait. They want to be able to negotiate repairs. They want 100% absolute assurance that the deal will close. Let's face it, not every listing in Sacramento -- outside of my own Sacramento short sale listings -- is an actual short sale, much less headed for closing. Some listing agents are blowing smoke, to put it politely.

This means a Sacramento short sale agent has a smaller market to sell that short sale to. She has to work a little bit harder than she does for a regular transaction. Because her audience is smaller. less dedicated and problems are more likely to arise. This can frustrate sellers as they wait for a buyer. Some short sale sellers worry that their home will never sell, which just ain't gonna happen. It will sell.

The good news is that Sacramento short sale will sell faster and with less hassle in today's market. That's due to tight inventory and big demand. It doesn't mean prices are going up or that the market is stable. It means buyers will fight over your listing. If you've been on the fence, get off. If your short sale is now back on the market because a buyer flaked, you'll get a new offer.

There has been absolutely no better time to be on the market in Sacramento as a short sale than April of 2012. Even Trent Reznor would tell you that. Ah, aaAaa, Ah. We come from the land of ice and snow.

Hey, Happy Easter, Chris Ann. That was nice of you to jump in with a compliment. Last month I had about 70 listings but about a dozen closed, and almost all of the others are pending or contingent. I'm down to maybe 5 and expect those to sell next week. I'll go nuts if I'm not busy.

My husband says he feels like you do, Melissa, with your fingertips, er, I mean he couldn't choose which he liked better. The part I found a little creepy -- apart from the cat, I would have been OK without that -- was when I knew before it happened what she was going to do to the guy from the State department. And unlike many, I had not read about the movie or read any of the books beforehand.

Our listings are ready to be replenished as well....three on the horizon for this week so far....Too true...not everyone is a fit for a short sale....buyers with patience will find it worth the wait.

Morning Elizabeth the number of short sales is down in this area.  Housing is short and buyers are hitting us hard which is a good thing.
