I like the way you came up with these statistics. For the Total # of sales, are these all the homes available in the area regardless of price and square footage or did you filter these out? It is amazing to see the Active and Pending Sales have similar listing and days on market. That is pretty close.

And for those SOLD, are these all the homes sold within the 30 days or were these numbers filtered based on price and sqft as well? It's surprising to see those sold within 30 days have a lower listing price than those that are pending. Does it indicate the market is picking up in this area based on these pending sales?
