A House Or Hotel For The Birds

At first glance it would seem pretty harmless to have just one piece of siding missing on a house, but that's unless the birds decided to turn it into their own hotel. All along the back of this house were several holes that the birds burrowed through the sheathing to build their nests. This would seem harmless and an easy fix, that is until you go inside the house. The smell was hardly bearable, and I'm assuming that it has to be from the all of the bird nests in the side of house.

This is an REO property that I was appraising that has been vacant for awhile, so it's hard to say how long the freeloaders have been around. One thing is for sure, whoever purchases this house should most definitely get a home inspection; there's no telling what the extent of the damage could be. What seems like a small problem could very well turn-out to be a huge expense.

I hope that the buyer got an adjustment for correcting the bird problem. Shouldn't be too difficult to resolve, but still a pain to have to do.

Something a buyer and agent might not think of at time of the showing and now might be a bit of work to clean up.

Thanks for sharing this situation.  Home owners should be alert for conditions that attract birds and animals that can cause damage that is expensive to cure.

Just charge the damn birds rent.  Everyone needs to live somewhere.

I've got a question:  How do I find an appraiser in San Francisco who is familiar with a particular neighborhood?  Someone who has done a similar appraisal recently?  Any records?  I can find the lender in the recorded documents, but can I find the appraiser?

This is for a cash buyer who wants an honest appraisal by someone familiar with the small district in San Francisco.  Thanks Michael and have an awesome April 10th.

Roy~Sometimes I'm sure homeowners that are being foreclosed on don't really care about maintenance, but what a headache.

Michael, thank you for your message.  I need to find an appraiser as good as you in San Francisco, so your info will help.  Thanks.  There will be no lender--it's cash--but the buyer and I want the offer contingent on an appraisal.  Sort of a different situation for me.

WOW.. HA! I have never seen anything like that before. Makes sense that its an REO. Cant imagine someone would live in the house and not hear all those birds in the wall.

Hey Lloyd~I'm hearing more and more people doing this, which is probably due to more people paying cash for homes. Your welcome, glad I was able to help.

John~I'm sure the noise would be bad, but the smell was horrible.

Peg~I think the birds were in heaven. It was nice and insulated, with one wall heated, what more could you ask for.

Joni~Removing racoons would make me a little nervous, because that would be one very unhappy momma!
