Here is the Weld County CO April 2012 Real Estate Market Report (including Greeley, Windsor and Johnstown):
March Property sales were 275, down -11.3% from 310 in March of 2011 and 31.0% higher than the 210 sales last month. March 2012 sales were at their lowest level compared to March of 2011 and 2010. March year-to-date sales of 647 are running -2.0% behind last year's year-to-date sales of 660.
The Median Sales Price in March was $169,900, up 9.3% from $155,500 in March of 2011 and down -3.9% from $176,835 last month. The Average Sales Price in March was $191,688, up 9.3% from $175,317 in March of 2011 and up 3.2% from $185,804 last month. The March 2012 Average Sales Price was at a mid range compared to March of 2011 and 2010.
The Total Inventory of Properties available for sale as of March was 1,422, up 16.4% from 1,222 last month and down -10.3% from 1,585 in March of last year. March 2012 Inventory was at the lowest level compared to March of 2011 and 2010. The Average Days On Market for March was 90, up 21.6% from 74 days last month and down -4.3% from 94 days in March of last year. The March 2012 Average Days On Market was at its lowest level compared with March of 2011 and 2010.
The Weld County CO April 2012 Real Estate Market Report data shows continuing improvement in all categories - sales, prices and inventory - over previous months. Altough some portion of this activity is no doubt seasonal in nature - the market becoming active as Spring arrives - there is most surely also a recovery component operating here as well. Weld County CO continues to offer the ready buyer a wide range of opportunities in attractively priced homes and interest rates are still very favorable.
