What value does staging have?  Does it get your home sold quicker?  Will it get you more money?  We all have our answers depending upon our frame of reference.... but this I can tell you... your home isn't getting sold if no one sees it.

And since most people begin their search on the Internet, no photos or poor photos will not put your home on a Buyer's short list of homes to see.

Take a look at what one of my favorite Stagers/Realtor, Laura Baker, of First Weber Group in Wisconsin, has to say about Staging.  Her pictures tell it all.

Via Laura S. Baker, (920) 728-4118, Realtor ~ First Weber Group (South Central WI, bakerl@firstweber.com):

Is There Value in

Staging A Home

Before

You Put It On The Market?

Oh I Just Don't Know, What Do You Folks Think?

Did you know that 93% of buyers search the MLS

prior to calling a Realtor?

Which home do you think
will drive buyers to
make that first contact with a Realtor?

Which home do you think
will drive buyers to want to SEE the property?

Which home do you think
will receive
better offers sooner
?

Which home do you think will be
remembered in the vast sea of homes on the market?

Which home do you think buyers will
emotionally connect with and visualize themselves living in?

If your home doesn't show well on the MLS, buyers will just click on to the next listing!

  • Staged homes have perceived value and are viewed as well maintained!
  • Staged homes allow buyers to focus on the archetectural details of the home!

Did you know only 10% of buyers

can visualize what a property could be!

Which home do you think will sell faster?

So, Is There Value In Staging A Home

Before you put it on the market?

What Do You Think?

By the way,

did I mention this house got it's

offer in three days?

i belive there is a lot of value in staging prior to putting a property on the market.  Quality staging shortens market time and increases sales prices.

But, but, but. . . .

She turned a huge wonderful walk-in-closet into a office/den.

Where am I going to put all of my shoes?????

Jeff- this is what I tell my clients... staging will help your property get appointments when they see the photos on the MLS.  It will help you compete.  Price and location definitely are keys.

Lenn- I staged an REO 2mil+ property... the closet was huge.  The Realtor and I couldn't figure out what the room was (everything in it had been removed) until we realized there was no closet.  This was about as big as my first apartment!  I never pictured you as a shoes hound!

Absolutely there is value in staging a property!  Just look at those before and after photos.  Huge difference.

That home sure does look better with staging and I do think there is value..problem is, is that a lot of the time staging can cost a ton of money :)!  Great reblog though and great job done by Laura :)!

I can't tell you how many homes I've seen buyers reject because the master didn't have adequate closet space.

Builders need to pay attention to what buyers say.

Jennifer- I agree... I love Before and After pics to show the difference.

Brenda- you know what... Staging really doesn't have to cost that much!  My consultation is under $200 and it usually costs the seller sweat equity, storage boxes and cleaning products.  Most stagers will do their best to use what's already in the home if it's occupied. And, you're right.. I loved what Laura did.

Barbara-Jo- that's what I love about reblogging.

Lenn- I agree..... why don't they just listen to you!  What about the 55+ communities.  I did research for my husband when he was going to build them.   You've got to give the person who's paying the mortgage some perks... big master closet, spa master bath, gourmet kitchen!

Kathy, I think you did a wonderful job staging that home - the pictures tell the tale.  In some cases the rooms actually look larger than they did when empty!

It really is amazing to me to see these before and after photos.  I just don't have those talents.  I have a bathroom that is so bland and I need ideas!!

Karen- wish I could take credit for it but it's the work of fellow Stager, Laura Baker.

Cindy- Oh.. bathrooms are so much fun!  Got to the Stagers Before and After group and there are ideas there.

Lou- thanks, and yes it works.

Valerie- I think she did a great job with this post.
