A crazy price happens when a home seller lists their property for sale at an unrealistically high price. They do this for many reasons, perhaps the most common being that they think they will get more money for their home if they start high and negotiate down. The reality is that an overpriced listing stays on the market way too long, meanwhile getting stale and seeing declining buyer interest. So, a home that should sell for $800,000 gets listed at $950,000 and sits on the market for months. Eventually, the price gets lowered, and the home ends up selling for $775,000 after 10 months on the market. In Summit County, Colorado, if this home had been priced at $800,000 from day one, it probably would have sold at full price in 10-30 days.

I previewed a home yesterday that is the epitome of the relevance of your post.  Listed for $310,000 almost a year ago, it's steadily dropped to the present price of $275,000.  At that price, it'll be there another year or more.

Rolando, yes you are right. I'm finding that more and more sellers are getting the message though. I, for one, will not take an overpriced listing. Does them no good, and then they wonder why it hasn't sold! We are, after all, the experts on this type of thing.
