J. Michael, there are definitely a lot of buyers around here!  Sales prices are not on the upswing though as there are still quite a few foreclosures and relocations priced to move fast.  Of course, it is the perfect market in which to upgrade to a more expensive home!

I agree, and we have seen a big jump in home demand in the last 6 months. We are offering 5 to 8 % above listing price, and on 6 out of 10 offers we still get beaten by other offers. I just sold one of my listing for 288400, even though the appraisal came in at 272000. The buyer came to closing with a $16000 cashiers check for the seller.
