Getting the Most Money out of your Updates/Remodeling
We would like to sell and you will LOVE all the updates we did!



Time and time again we visit with Denver sellers hoping to sell their homes, and at a price they have in mind. They may have bought the home at the top of the market, could be the largest home in the neighborhood, and have done the upgrades since the purchase.
Even though all signs are pointing to Denver enjoying a seller’s market, values have not been increasing just yet. Appraisers are still quite concerned about giving more value than the last home sold --- their licenses are still on the line.
Sellers need to remember the upgrading you do, not EVERY penny goes into the sales price. Some of these upgrades need to be done for your enjoyment! The best bang for your buck would be for the kitchen and bath as updating will realize about 60-70% of the price you invested, as long as you did not go totally extravagant. The National Association of REALTORS® put out a publication with information on different remodels homeowners can do within different regions of the U.S. and what you can expect to re-coop when selling.

Kwee, outdoor kitchens/fireplaces are very popular lately, especially when we have really nice weather at all times of year. We do have warm weather even in December!
Joan, this is critical info for home owners - so often there is a belief that there will be a dollar-for-dollar return on improvements. I believe that general maintenance and upkeep is often more valuable than doing a huge remodel. As you say, it is important to keep the upgrades in line with what is expected for the neighborhood - and your local REALTOR can really help!

This is an excellent point and something homeowners need to keep in mind! It's going to take a while for the appraisers to buy into an uptick in home prices!

Joan, You're so right. Not every upgrade is going to increase the value of a home. Updating kitchens and baths are the best rewards and as long as you are enjoying your home, that's what is most important!
Excellent topic for those that are planning to sell their homes. Many are upset when the discover that some "improvements" add no value and some might even decrease the value of the property from the home buyer prospective.

You make an excellent illustration for home value. There's replacement value and IMPROVEMENT value. When it comes to what the buyers really want, what the sellers expect to get, and what the appraiser thinks it's work are very different.

It's always difficult when a home owner did an expensive renovation but it doesn't translate into a higher resale value for the house.

Joan, This advice is so well put and is valid for any area of the country. Always wise to ask before upgrading and to make sure that owners understand they will probably not get a 100% return on investment.
Joan, I always say if you want to upgrade do it way before you sell your home so that you can enjoy all the upgrades. Seems most sellers wait until they decide to put their house on the market, do some upgrades and not enjoy what they did to their home.
OK Joan, you have me wanting to BBQ - such a nice outdoor kitchen! I actually use mine more than my inside area, but I really wish it was this nice.
The moral of the updating/remodeling story --- when you are remodeling, don't think of your return - do it for YOURSELF! If you do too much, your neighborhood may not be able to appraise for higher amounts!
Remodel always for your own enjoyment, to recoup every penny is merely impossible. We have sellers from time to time tell us that they have spend an insane amount of renovation so they want to tag that onto the fair market price.
Sellers always think that their remodel will bring in a much higher price. And, it's sometimes hard to make them understand that they did it for themselves; the buyer might not even like it.
Eileen, it is wise to upgrade what will make you happy, and plan for some to be returned upon sale!
