The sales figures for Modesto California for March 2012 are in.  The totals below are for single family homes sold in Modesto.

 City of Modesto

 

Total Sales - 245   (238 sold in March 2011)

 

Bank owned Sales - 97  which was 40% of all sales.

 

Short Sales - 69 which was 28% of all sales

Overall, distressed sales (Bank owned and short sales) made up 68% of all sales.

 

The lowest price home sold in Modesto during March 2012 was $32,000.   

 

The highest price home sold in Modesto during March 2012 was $525,500March 2012 High  5/3  3208   Sq ft

 

The median home price in Modesto during March 2012 was $115,000

 

The average days on the market was 61.

 

As you can see the volume of home sales in Modesto in March 2012 was slightly higher than last year.  Distressed sales are still the majority of sales and holding steady.  We are seeing a few more "traditional sales" and more investors are getting into the market.

Hey Jim: What's the deal with that sign hanging over the street? Now, I know I have driven through Modesto, I think on my way to Yosemite, and I don't recall that sign. But maybe it was off the main highway so I didn't see it. It also looks like it's missing a couple of words, one on each end. Like maybe "good" at the beginning and at the end "nuts." LOL.

Elizabeth - The Modesto Arch is downtown.   The Nuts are the local Single A baseball team.  The original slogan was going to be "Nobodys got Modestos goat" .   I think they made the better choice.
