Hudson-Florida 1st Quarter Home Sales Report 2012
The homes sales report for Hudson Florida which includes zip codes 34667 34669, does not show much of an upward movement in the sold category so far over 2011: although the Pending sector is relatively high. We will see how many of these close in the next quarterly report.
For the first 3 months of 2012:
- 533 Active on the Market
- 70 Active with contingencies
- 115 Pending
- 203 SOLD
For the first 3 months of 2011:
- 200 SOLD
As in the New Port Richey Florida report: The interesting factor is that in 2011, short sales/foreclosures were 92 of the 200 sold. (46%).
In 2012, the short sales/foreclosures were 62 of the 203 sold. (30% of the market)
This could be an indicator that the short sales/foreclosure sector of the home sales is slowing down and not affecting the market with the same weight as they did in 2011.
With the new rental rules that may allow owners to stay in their homes after foreclosure that lenders can apply, there may be less short-sale homes on the market as we go through 2012.
