Many sellers do not calculate holding costs. I always price Commercial sells to be one of the lowest on the market if possible. Good list!
It is so difficult for the homeowner to understand but true.
Proper pricing is key to the sale of a home. You can't change location,but you can change the price.
Doug, these are all great points. I was just explaining this the other day to a potential seller. I was also suggesting that he do a few things that would improve curb appeal. He then asked how much more he could list it for if he did those things. I replied that it wasn't necessarily about the listing price, it was about the SELLING price and time on market and the minor repair items (probably about $1000 to $1500) could make a difference of as much as $10,000 in selling price and weeks or months in marketing time.
