Many people these days do not begin their home search with a Realtor. Up to 82% of today's homebuyers begin their search on the internet. Why then are so many agents only running print ads, or worse, putting up a sign and waiting for something to happen?

My team depends heavily on internet marketing to find buyers to purchase our clients homes. One of the ways we do that is by giving each home it's own website, with a domain name specific to that home.

This enables to post easily on websites such as Craigslist.com. It allows us to track the number of hits on our sellers individual sites, which tells us how well our marketing effort are working. It also enables us to gauge whether or not the home's price is correct. For example, if we are having lots of website hits, but few showings and no offers, we are overpriced.

Good photos and a well-staged home are essential to internet marketing, especially when we devote so much time and attention to our client's websites. That home needs to outshine all the others, by being cleaner, bigger, brighter, etc.

UPDATE: 12/28/07  Jeff Turner of Real Estate Shows has answered my request for a tutorial.  He has a better and less-expensive way to do this, than pay between $40 and $65 per domain name.

Mark, for now I have to post the link to my blogs, since all I have are my AR and one outside, but I am in the process of fixing that....

Courtney, there are several companies that do this, at varying costs.  I have been using listingdomains.com, just because they are easy to use and look nice.  It only takes a little bit of time.  I do want to talk to Jeff at RealEstateShows to see how we can use the domain name for the home as a website and incorporate those shows.  It is probably a better way to do this!  I'll let you know what I find out.

Lorinda, It is really nice because I can see how many hits I have had, which is a nice feature to report to sellers.

You are very smart to do this, I've been doing this for over a year and like you said you can track all your leads to your website and sellers love it!

I will be utilizing these very techniques very soon. The one listing I currently have, I did not feel it was appropriate.

I have brought this very idea up to some agents about a year or so ago, and some have been using it with increased traffic to their open houses and website.

Todd, have you seen any direct results with sales from this tactic?  So far, it has a huge impact on getting listings, but not so much with buyers.  At least, not that I can track.

Lisa, I've only been doing this for about 1 1/2 months, but have seen an increase in my appointments to listing ratio.  It was 50-50, and is now at about 75%.  And as I learn repeatedly, Jeff is a god to be admired and adored from afar.

Joseph, Same uestion I asked Todd.  Have the agents you know who use it see it more as a listing tool, or as sales tool, or both?  Have they received buyers from this type of marketing, more listings, or have they experienced actual sales this way?

Having a landing site for all marketing like a personal website for each property makes internet marketing easy to manage.  You can always keep that one current when changes in terms, price or the listing happens!!
