Homes For sale In North Phoenix $80,000 to $160,000 What is the market like? What is it doing? Look at the TRUTH. Because the numbers I always talk about are based on facts, from the MLS. Want to KNOW WHAT IS GOING ON? Take a look at these numbers looking at 12 grids. A grid is a three mile square. The numbers I am about to show you are nine miles x 12 miles in North Phoenix.
There are currently as of 3:27PM April 13th 168 homes on the market in ACTIVE status between $80,000 and $160,000. Having been in the business since 1980 that really seems like a VERY LOW NUMBER. Now look at the number of homes there in the position of Pending: 360 between $80,000 and $160,000.
You tell me what the real estate market is doing!!! Homes are selling. The numbers are REVERSED, in a "normal real estate market" there are more homes for sale than there are more homes pending.
Now let's sum this all up: If you are a potential seller? It would appear NOW is a great time to sell. Does that make sense? And if you are a potential buyer, and you are interested in buying now, let me give you one great tip, from someone who has been in the business over 30 years helping clients and customers. If you are buying in Phoenix Arizona (and I do not know how the agents work in other parts of the country) Realtors QUIT PRESENTING OFFERS about 20 years ago. They email or fax the offer to the listing agent, and it is the most IGNORANT thing I have seen in my 32 years in the business. Think about it......... Does an attorney email or fax the judge and jury.
Every time I have been involved in MULTIPLE OFFERS and I represented a buyer I WON... EVERY TIME Because the other agents were not present. If you are not using Dan Dee McGinnis as your agent, you better confirm your Realtor WILL PRESENT YOUR OFFER FACE TO FACE Or your odds of winning are SLIM.
