In today's "Buyers Market" there are many great bargains available in both the resale market as well as the new construction.  Make sure you weigh all of your options.  In Hemet, CA we do have many great opportunities to buy a home for sale either from the builder, the bank (as in foreclosure homes) and directly from the homeowner - either as a short sale or a straight retail transaction (although the later are becoming less and less available as it becomes more difficult to compete with the builders and the banks).

This series of articles is provided to help the first time homebuyer or even the move up homebuyer make the right decision when buying new construction in the Hemet - San Jacinto Valley in South West Riverside County area of the Inland Empire in Southern California.

2.            Consider Your Lot Size and Location - Here are some very important considerations to make, which are often overlooked.  You must know that certain lots will carry a lot premium (added cost to the purchase price of the home) for a reason.

Be careful of oversized lots - especially if they are in any other shape than a rectangle.  Know how much slope will be in the back of the lot.  How will it be landscaped?  Does the lot back to a busy street, park, retail/commercial project (current in place or FUTURE)?  Or is it in the center of the tract.  Homes located nearer the middle of a tract hold their values better.

There is a psychological aspect of living at the end of a street, looking up the street, rather than looking down.  Apparently people feel more secure looking down rather than up a street.

You also want to consider your neighbors and privacy issues.  Lets say you want a pool for the hot summer days in Hemet - fair enough.  Does your vision of privacy include having 2, 3 or more 2-story homes looking into your backyard?
