#1 QUESTION TO ASK A REALTOR IF YOU ARE A BUYER. After they write the offer, I sign it and give you the earnest money, what do you do next? Mostlikely they will say they will email or fax your offer to the listing agent. They may say they will call the listing agent to let them know they are about to email or fax the offer......

Besure you ask the Realtor this question before you ever sign an agency, buyer broker agreement or even have them show you one home. This way you know UP FRONT if they are a GREAT AGENT or JUST AVERAGE. When you avoid asking this question up front you could be creating a PROBLEM FOR YOUR SELF. In the Phoenix Metro area for some reason real estate agents quit PRESENTING OFFERS FACE TO FACE 20 years ago. The most unprofessional, inhumane, down right ignorant decision I have ever heard of in the real estate business.

THINK ABOUT THIS: Does an attorney email or fax the judge and jury? Of course not they are there to REPRESENT THEIR CLIENT FACE TO FACE. This real estate puirchase agreement is no different..............#1 Question to ask A Realtor if you are a buyer. don't forget it.

I have NEVER LOST IN THE PAST 27 YEARS WHEN THERE WERE MULTIPLE OFFERS AND I REPRESENTED THE BUYER, NEVER!!!

The average agent sells four homes a year. YES THAT IS CORRECT. Therefore there is still TIME TO PRESENT FACE TO FACE.

Very interesting. I never gave this thought but this is very good advice. The most interesting is the fact that being there in person to present has given you the leg up over all phone, faxed or email offers. If this is true then I have to ask "why would everyone not do this"? To me it seems a no brainer.

Well, we certainly would not agree on what you wrote. 

First, we make the earnest money due on acceptance, so we avoid the hassle of the client having to make the money available until we know we have a deal.

Second, judges rarely rule from the bench. They mail it in. 

The Supreme Court did not render a decision on Obamacare. Most judges issue opinions and yes they come via fax, mail and email.

Finally, I agree with the personal touch, but that will never over come a grossly inadequate offer. 

We always speak to the other agent personally, but in today's world they often get the official offer by email.
