For the last seven years or since 2005, there really hasn’t been a ”By Owner” market because of the growing number of homes for sale and the shrinking number of active buyers. However, in the past six months we have seen the active inventory cut in half and the number of buyers at least double. This means a lot of things but mainly it means as we move closer to a sellers market, conditions are improving for all of you who would like to sell your home without paying a Realtor. So why would I, as a Real Estate Professional, take my time to provide you with basically a handbook on how to successfully sell your home by owner? The answer is simple and I will be honest; because I know that 75% of you who read my blog and or watch my video will end up hiring a professional like me. So here we go.

Top Three Mistatkes For Sale By Owners Make:

1. Price your homes based on what other sellers in your neighborhood are asking or even worse, based on homes that were on the market but didn’t sell.
2. Price your home based on money invested in improvements. For example, you spent $20,000 on a new kitchen so you believe that adds $20,000 to the value of your home.
3. Work with unqualified buyers. Buyers who can not get financing will seek out “For Sale By Owners” and ask them if they will do a lease option or owner financing. Don’t be surprised when you hear this.

Three Keys To Successfully Selling Your Home By Owner:

1. Price your home based on properties that sold in your neighborhood (not accross town) in the last three months, or get an appraisal before selling. Appraisals for Refi’s or HELOC’S don’t count.
2. Require buyers to send you a pre approval before showing them your home. If they are REAL, it is easy to get pre approved and they will probably already have done this. Also, ask them if they have a home they need to sell in order to buy your home.
3. Pull weeds, plant fresh flowers, put down new mulch and declutter.
