Home Staging Tips:  Make It Work & Move-In Ready!

Sometimes Home Staging is just about making a home move-in ready, not remodeling, especially when budgets and time are major concerns.  The process may include making necessary repairs, changing out seriously dated light fixtures, and/or neutralizing hideous paint colors.  A professional Home Stager can help sellers identify which projects are worth investing in to sell their house more quickly.

Older homes with "good bones" may not have updated kitchens and baths.  However, their condition and size may be good enough for new owners to live with until they can afford the time and money to re-do them.  The key is to make the spaces appealing, and show how they can live there in the meanwhile.  

Nestings Home Staging helped a local Seller Stage their house in Trumbull, Connecticut.  The primary point of entry is through the very large dining/kitchen area.  The kitchen offers plenty of counter space and storage cabinets, and room for a work island.  The dining area is large enough for dining and a china cabinet.  However, upon entering the home, the first thing one saw was this:

These glass cabinet doors face the dining area.  The glass is yellow, rippled, and very "post-Renaissance" - easily showing how dated the kitchen is.

A quick, inexpensive fix?  Replacing the glass only cost $60!  Staged with some of the Seller's white pieces, this feature catches the eye and helps dress up the dining area.  Now you notice the clean lines of the cabinetry, and may think, "Gee - I could live with this for while!"

Scrolled metal artwork is in the same color as the kitchen hardware and hinges, making them work - for a while - until it's time to renovate!

The tile, while dated, is in excellent condition.  However, the wallpaper, dilapidated vanity, medicine cabinet and lighting had to go.

 

After

Fresh paint, new mirror, lighting and vanity all say "move-in ready".  The pink orchid and tasteful shower curtain make the color palette work.  All wise investments to help sell this house quickly.

Hi Julie ~ Easy and inexpensive updates are the best when selling.  That bathroom is very deja-vu for me ... my childhood bathroom had pink and gray fixtures, tub, and shower -- even the floor tiles carried the color scheme.  This photo shows buyers they can live with it for a while, now that you've done a few easy updates.

Hi Betty - A Stager can work with any budget.  I'd rather have a client spend money on those things that will stay with the house, as well as help sell it - like new light fixtures.

Maureen - As we discussed, my current bathroom has yellow and black tiles.  Many people in this area still appreciate the vintage charm.  However, it still has to be in great condition!

Julia. Good work on the cabinets and I am glad that you replaced the glass with clear. Some people would have just removed the yellow glass and left it at that. The bathroom transformation is a miracle. Holy Hannah!
